FORT WORTH, Texas — San Antonio-based USAA Real Estate Co. said it is beginning construction this month on a 428,400-square-foot speculative distribution building in Railhead Industrial Park in north Fort Worth, where it has owned land for nearly three years.

USAA Real Estate Co., a subsidiary of USAA, a financial services company for military families, created a partnership called Zephyr Rail Industrial and bought about 220 acres in Railhead in late 2004. The company plans about 4 million square feet of speculative and build-to-suit industrial buildings and has one completed building, 274,000 square feet, that is leased to Heritage Warehousing and Davoil.

The new state-of-the-art facility, 4675 Railhead Road, can be divided into units as small as 70,000 square feet, the company said.

Pat Cornell and Abbie Greer with Railhead Properties in Fort Worth will manage the building, scheduled to be completed in August. Cornell helped E-Systems build Railhead beginning in 1994 and is a development partner with Zephyr.

The 633-acre Railhead Industrial Park, at Northeast Loop 820 and Blue Mound Road, is served by Union Pacific and BNSF railroads. Mattel, ConAgra, Potlatch Corp., Quorum International, Millard Refrigeration and Saddle Creek Logistics have operations there.
